Let’s move to Allambie Heights

Allambie Heights is another best kept secret on the Northern Beaches. This location is not a well-known name like Manly or Dee Why but it offers quality family homes within a stone’s throw of these popular destinations.

Residents of this suburb really do get the best of both worlds, with a peaceful, suburban-style life only minutes away from the hotspots and draw cards of the Northern Beaches’ oceanside suburbs.

Here’s what you need to know about Allambie Heights.

A peaceful and scenic location

Allambie Heights is celebrated for its serene atmosphere and natural beauty. Located just 17 kilometres from the Sydney Central Business District, it offers a perfect blend of suburban tranquility and proximity to the city. The suburb is known for its leafy streets, spacious homes, and welcoming community.

Allambie is an Aboriginal word meaning peaceful place, and it’s thought that a track that roughly follows what is now Allambie Road was originally used by the local Aboriginal people to access the beaches at nearby Manly.

Positioned on the Northern Beaches, inland of Pittwater Road, Allambie Heights is so-called for a specific reason… it’s on the hillside that takes you from Manly to Frenchs Forest and towards the Upper North Shore.

Hot tip: buy an e-bike and you’ll be able to pedal to and from the beach without breaking a sweat. If you prefer to drive, you can find yourself pulling up to the sea front within around ten minutes.

The suburb was developed in the 1940s and 1950s and there are still some of the original fibro houses in the area, although most have been replaced with family homes designed to meet modern lifestyle needs.

Connection to nature

Around half of Allambie Heights is bushland and there are walks you can enjoy such as Allambie Heights Park Track.

The suburb is adjacent to Manly Warringah War Memorial State Park (Manly Dam), which is a 375 hectare bushland reserve with freshwater lake in the middle.

Manly Dam is a swimming, waterskiing, paddleboarding/kayaking and picnic spot in summer. It has childrens’ playgrounds so it’s fantastic for weekend get-togethers with friends.

A 7.5 kilometre trail wraps around the outskirts, which hikers, trail runners and mountain bikers share. This can be quite rocky and steep in parts but the local community spend a lot of time enjoying this free resource, and people come from far and wide to try their mountain biking skills.

Community and lifestyle

The community in Allambie Heights is active and engaged, with numerous local groups and events that foster a strong neighbourhood spirit. The Allambie Heights Community Facebook Page is a hub for local news, events, and connections.

Allambie Heights has the benefit of its own neighbourhood shopping strip half way up Allambie Road. This has a large IGA, bakery, newsagency and pharmacy. Drop by the area… you might even find some friendly real estate agents to catch up with 😉

There are more shops ‘up the hill’ at Forest Way, and it’s a very short trip to Westfield Warringah Mall; a full sized shopping centre with Coles, Woolworths, Myer, David Jones and a number of brand-name stores. Warringah Mall is also home to Hoyts cinemas.

Local sports grounds and the Warringah Aquatic Centre round out the highlights of this suburb. It is in such a fantastic location and there’s nothing lacking.

Real estate opportunities in Allambie Heights

The real estate market in Allambie Heights features a mix of well-maintained homes with a few apartment blocks. The suburb’s appeal is reflected in its property values, which have shown consistent growth due to high demand and limited supply.

Allambie Heights’ evolution to a hotspot for family-friendly homes has seen prices increase significantly over the last few years. In the last twelve months alone, values have risen to an average of $2.54 million, up an impressive 13.5%. This does represent better value than, for example, nearby Manly Vale, which has average house prices of around $3.1 million.

If you’re looking to move to the area, the right connections are essential. Reach out to JDH Real Estate to find out what’s coming up so you can get your foot in the door ahead of other buyers.

For families looking to sell, now is an excellent time as there are plenty of buyers looking for quality homes. Property is selling in as little as four weeks and competition is limited, which is keeping prices strong despite other parts of the market flattening out.
