Let’s move to Belrose

Located on Sydney’s Upper Northern Beaches, less than 20 kilometres from the CBD, Belrose is a ‘quiet achiever’ suburb that offers a blend of tranquility, convenient amenities and access to natural beauty.

Here’s some information about this suburb and why buyers are keeping their eye on it.

Location

Belrose is officially part of the northern beaches but it connects with the Forest District and is close to the upper north shore so people have different definitions of where it sits in terms of Sydney’s ‘villages’.

It sits high above sea level, giving many home owners the opportunity to enjoy expansive views.

Belrose houses

This suburb features a variety of housing options, ranging from spacious family homes that were built during the 1970s and 1980s to modern townhouses and apartments. Many properties enjoy leafy surroundings and peaceful streets, providing a serene place to live.

A family home that sells for top price in Belrose includes a pool and modern upgrades such as a contemporary kitchen and open plan layout. Older, unrenovated homes have their charm and quirks. These will be quickly snapped up, but for a lower price point.

The area is also popular with retirees, with several local communities that have excellent quality apartments offering stunning views out to the bush or towards the city. Lately, Belrose has had a lot of activity with retirement developments and there are options to buy new or almost new places with two bedrooms and a balcony or courtyard, a great option for those who want to stay in the area without the work and running costs of a large family home.

Belrose: Average sale price and market trends

The average sale price for homes in Belrose has settled from the 2022 peak of $2.5 million to approximately $2.29 million, but there has been 10 per cent growth over the last twelve months. Units have a lower average of $672k, however this includes more affordable retirement village apartments.

In 2024, the trajectory has been steady, with prices holding strong. Stock is limited and demand is high, so homes tend to sell in around 30 days from being listed.
